Discipline

Interior Ceilings

Gypsum and POP ceiling systems integrated with lighting, HVAC, and acoustic requirements.

Why this matters

Our position.

Ceilings hide the most failure-prone services in the house — AC drainage, plumbing crossovers, electrical conduit. A well-built ceiling has access provisions for every joint that might leak. A poorly built one means breaking it open the first time something fails.

Scope of Works

What this discipline covers.

  • False ceiling design coordination
  • Gypsum, POP, and grid systems
  • Cove and recess detailing for lighting
  • Service routing and access provisions

Approach

How we deliver.

Our delivery commitments specific to this discipline. These are part of the agreement, not just intent.

  1. 01Reflected ceiling plan reviewed against MEP drawings before fabrication
  2. 02Service penetrations marked and sleeved before ceiling closure
  3. 03Access panels at every drainage junction, AC drain trap, and electrical junction box
  4. 04Skim-coat finish to architect's specification, sanded and primed before final paint

Materials & Standards

What we specify.

We name vendors so you can verify them. Substitutions require a written variation order from your end.

  • Gypsum boards: high-density moisture-resistant boards in wet areas, standard density elsewhere — system-based selection
  • Framing: galvanised metal furring at 600mm centres on system-engineered ceiling tracks
  • POP: lime-cement-gypsum mix from approved local contractors with documented track records
  • Cornice and moulding: factory-cast where possible, on-site cast where design demands

Quality Controls

How we verify.

Every check produces a record that goes into your project file. You can ask for any of them at any point.

  • Level and plumb checks across the ceiling grid before board installation
  • Sound test for echo/flutter in spaces > 25 sqm (acoustic panel additions if needed)
  • Access panel function test (each opens and closes cleanly, lays flush)
  • Joint inspection after first paint coat for hairline cracks
