Method

How we work.

Seven steps from the first conversation to the handover dossier. Each step has a defined deliverable, a defined input from you, and a defined timeline. We treat the engagement as a documented relationship, not a series of phone calls.

Why we run a process

Verbal contracts fail buildings.

Most residential construction in India runs on conversations. Decisions are made in WhatsApp, scope creeps without documentation, and disputes surface only when the building is half-built and a vendor wants to be paid.

We do the same work with proper instruments. Every commission runs against a numbered template kit: quotations, agreements, indents, GRNs, snag lists, handover dossiers. The seven steps below are not a sales process — they are the audit trail of your project.

Step

Day 0

Initial conversation

A 15–30 minute call or meeting. We understand the brief at a high level — site, typology, your timeline, your reference images. We are not selling at this stage. We are checking whether we are the right contractor for what you want to build, and whether you are the right client for how we work.

An honest yes/no on whether we are a fit.

We need

Approximate site location and the typology you have in mind.

Step

Within 7 days of initial conversation

Site visit and brief

We walk the site with you. We look at access, soil notes, existing conditions, statutory boundaries, and neighbouring structures. We talk through the build at a level that lets us scope it. If you have an architect already, we coordinate with them on the visit.

You receive

A site-visit summary noting any conditions that affect scope or schedule.

We need

Site access, boundary plan, and any architect drawings if available.

Step

Within 14 days of site visit

BOQ and quotation

We submit an itemised quotation against your architect's drawings (or our own scoping if you don't have an architect yet). No padded line items, no hidden allowances. The quotation lists assumptions explicitly so you can challenge them before signing.

You receive

A line-by-line BOQ, payment milestone proposal, and projected schedule.

We need

Final architectural drawings or our scoping basis confirmed.

Step

Once you say yes

Agreement and mobilisation deposit

We sign a partnership-firm agreement with five annexures: scope (A), payment milestones (B), exclusions (C), dispute resolution (D), and schedule (E). This is the document that governs our relationship. We do not do verbal scope additions or handshake variations.

You receive

Counter-signed agreement, GST invoice for mobilisation deposit (typically 10%), and our team contact directory.

We need

Signed agreement and mobilisation deposit.

Step

Within 21 days of agreement

Site mobilisation

Crew on site, worker registration filed, WC insurance cover confirmed for the headcount, site office set up, material storage organised. The site engineer who will own daily execution is introduced to you on day one.

You receive

Day-one site briefing, worker roster, and confirmation of WC cover.

We need

Site readiness — water, power, and access cleared.

Step

Per the schedule in Annexure E

Execution

Daily site reports go to your nominated point of contact. Weekly milestone updates are shared in writing. Monthly running account bills are issued against signed work — never against unverified claims. Any change request goes through a formal variation order before execution. No surprise charges.

You receive

Daily progress reports, weekly milestone updates, monthly RABs, and same-day responses to written queries.

We need

Decisions on selections within the timelines flagged in your weekly update.

Step

30 days from substantial completion

Snag resolution and handover

We issue a formal snag list as each major area completes — not just at the very end. You add your observations, we resolve within 30 days, and we issue the handover dossier: as-built drawings, MEP layouts, warranty certificates from material vendors, and a maintenance manual.

You receive

Handover dossier, all warranties transferred to your name, and a 12-month defects liability commitment.

We need

Sign-off on the snag list and final payment per Annexure B.

Boundaries

What we will not do.

We choose work as carefully as we run it. Knowing where we say no is part of how we keep our standards.

  • 01Verbal scope additions. Every variation goes through a signed order.
  • 02Cash payments above ₹10,000 to vendors or workers. Banking channel only.
  • 03Sub-trade work where we cannot stand behind the quality. We rectify at our cost or we do not take the work.
  • 04Engagements without a signed agreement. We do not start on faith.
  • 05Compromises on safety or compliance for schedule. The site stops if it has to.
